JUNE REAL ESTATE BLOG

Happy summer everyone! June was rather quiet in the neighborhood with only 5 new listings.  As you will see from the chart days on market, which has typically been under 10 days, has increased considerably. The most important takeaway is that it appears the market is cooling down a bit, with many homes not receiving offers on the posted review date. Why is this happening? I feel it is 3 fold: 1. it is now summer and buyers and their families are shifting their focus from buying a home to planning a vacation. 2. interest rates for a conventional 30 loan are now hovering at about 6% 3. there is a level of buyer burnout as buyers are getting tired of spending money for pre-inspections and sewer scopes only to have to compete and lose their offer to a higher bidder.

If you are a seller contemplating listing your home you will need to have realistic expectations regarding pricing, with home preparation being forefront in the listing process. The more you can do to present your home in a positive light the strong and more offers you will receive. Below are 5 tips:

  1. Paint. If you have peeling or cracking paint get it repaired. Deferred maintenance is a red flag for buyers
  2. Service your furnace. Your furnace should be serviced annually and is an expectation of buyers. Make sure your service provider puts a sticker on your furnace that is visible for a prospective buyer to view.
  3. Oil tanks. If you have converted to gas from oil you need to have your oil tank decommissioned. A buyer will expect this so just do it now to decrease any issues down the road.
  4. Home inspection. By doing a home inspection before you list your home you can make any major repairs and it can be shared with a buyer which is very helpful.
  5. Sewer scope. I can’t tell you how many home owners say to me. “I don’t have a sewer issue my toilets flush fine”. What homeowners don’t realize is that if there is a break in the line it won’t back up it will leach out I would advise you to do one, pay for any necessary repairs and share it with any potential buyers. They will greatly appreciate it.

May 2018

MAY REAL ESTATE BLOG

May proved to be our most active month for listings in 2018, with 8 new active listings with 5 that went from active to pending with an average of 10 days on the market.

Also noteworthy is the median home price ($1,788,000), this was greatly effected by the beautiful waterfront home that sold on E. Laurelhurst Dr NE. This home with waterfront cottage, had been extensively remodeled resulting in multiple offers, and selling just 4 days after listing for $7,445,000!

The market in Laurelhurst continues to be brisk with no apparent end in sight. As summer approaches we may see a bit of a slow down, but based on May’s performance June may end up being just as busy.

APRIL REAL ESTATE BLOG

April was very quiet in the neighborhood with only 3 new listings!  Of those three, two received offers and are now pending. It is such a sellers market, especially in a sought after neighborhood like Laurelhurst. Also of note is that two waterfront homes were recently listed with one selling with multiple offers, and the second pending also with multiple offers.

Single-family home costs across the metro area grew 12.7 percent in February from a year earlier, the biggest increase in the nation for the 18th month in a row, according to the monthly Case-Shiller home price index, released Tuesday.

The report marked six years since home values bottomed out in February 2012. Since then, values have increased 85 percent — nearly triple the region’s historical average for a typical six-year span. Only San Francisco and Las Vegas had bigger gains during that period.

MARCH REAL ESTATE BLOG

The market picked up in March which is consistent with our annual spring inventory surge. Surge is probably not a fair term when you consider there are approximately 1,600 homes in Laurelhurst, and there were only 5 new listings in March, with 4 active listings having 39 or more days on the market. It is also interesting to note that the March new listings also received offers and went from Active to Pending this month with an average of 7.6 days on the market!

City wise, inventory is down over 20% from last year. With a Median sales price of $1,410,000. This is an increase of $555,000 over March 2017 which had a Median sales price of $855,000.  Nationally, Seattle and Denver are tied in the lack of inventory department with numerous waiting and willing buyers waiting on the sidelines.

FEBRUARY REAL ESTATE BLOG

 

February was very consistent with our February 2017 market in Laurelhurst.  However it is interesting to note that home sales in King County were down 16.53% from February 2017. Inventory was down 18%. This of course results in many multiple offers which pushes the closing price up considerably.

 

In February there were 6 new listing, 4 of which went pending and 2 sold, one in only 2 weeks. In general the offers are either cash or the buyers are waiving their financing contingencies to make their offers more attractive.  Two other notable statistics in our current market are 52% of homes in King County sold for over their list price and the current median home value in Seattle is $727,400. This number is much higher in Laurelhurst but these numbers are driving buyers north, south, and east of the city to attempt to find affordable housing.

JANUARY REAL ESTATE BLOG

January was a very quiet month in Laurelhurst. I think the most interesting fact is the number of active listings, of the 10 only 2 were new listings for the month of January, and 7 of the 10 have been on the market for over 70 days, 4 of these 7 have been on the market for 4 months or more with the 2 waterfront listings all on the market for greater than 16 months. 

 Our typical days on market for homes priced to sell in Laurelhurst are 7-10 days. It is interesting to note that the homes that are not selling are all listed over $2,100,000. Another change in our market is that the 2 sold homes both sold for less than list price which is unusual in our neighborhood.

 Our inventory in Laurelhurst remains extremely low, so hopefully the sun will come out soon resulting in more home on the market in our neighborhood!

 Here are some tips for anyone thinking about getting their home ready to sell.

 Tips for Sellers

1. Declutter and Organize

After the holidays is a great time to clear out all the things you no longer want or need. Organize your closets and pantries so they are tidy, as this will showcase your storage space.

2. Paint Inside and Out

Make sure interior rooms are freshly painted with a neutral color. Power wash and paint the exterior if needed. The front door is the first thing a prospective buyer notices so make sure it is freshly stained or painted.

3. Make Updates to Increase Your Home’s Value

If you are working with a Realtor ask them what items have an impact on buyers, i.e.. new hardware on cabinets, a new kitchen backsplash, appliances that all match, refinish hardwood floors etc.

4. Talk to and Collaborate With Your Neighbors

Buyers don’t just look at your home and yard they look at your neighbors. If you share a hallway or lawn, let your neighbors know you are planning to sell and kindly ask them to tidy up. If necessary offer to mow their yard or trim their trees, it makes a difference!

5. Figure Out the Right Time to Sell

Sellers tend to think they need to wait until spring in order to sell quickly, but in our current market any time is a good time.

6. Price Your Home to Sell

Look at recent sales, pricing trends in the neighborhood and inventory to assist in choosing a listing price. Remember overpricing could scare off potential buyers, and underpricing means that you could leave money on the table.

 November was a bit sleepy, with both Veterans Day, Thanksgiving and of course changing our clocks back an hour. Shorter days makes it difficult as it is dark when buyers get off work making viewing homes a bit challenging. There were 2 new listings in November. The home on West Laurel Dr. was only on the market for 4 days and received 2 offers. This home was a classic Tudor with phenomenal views. The new listing on 3817 49th Ave NE has been on the market for 14 days. Situated on a dead end street with views of Lake Washington.

As fall is here and winter is approaching I received this easy weatherproofing list from Ashley Doran, Title Rep for Chicago Title and a Laurelhurst resident:

 

  • Clean gutters and downspouts in mid-fall and double-check them before winter.
    Replace the filter in your furnace.
  • Close any vents in your home that may have opened for the warm weather.
  • Disconnect hoses and turn off the water.
  • Buy a snow shovel and other winter supplies before the messy weather hits.
  • Keep extra water and canned food in storage, just in case.
    Check the attic, walls and basement for adequate insulation.
  • Feel around electrical outlets and switch-plates for cold air; add insulation where necessary.
  • Look around doors and windows for gaps and potential places where warm air can escape.
  • Caulk or apply weatherstripping around problem drafts areas.
  • Have a contractor look for damaged roof shingles and loose gutters.
  • Have a heating/cooling expert look at your furnace if you are unsure of its efficiency.
  • Have chimneys and wood stoves cleaned early in the season.
  • Test the flue for each fireplace for a tight seal when closed.

 

Back to real estate! As you can see from the number of active listings we have seen a bit of a slow down especially in the upper price range. In September there were 5 new listings.  The home on NE 45th St is being sold by Seattle Children’s. 42nd Ave NE has lovely views and includes an extra lot next door with a rare 5 bedrooms up. A beautiful craftsman with commanding lake views on E Laurelhurst Drive was listed @ $3,200,000 and had a recent price reduction to $2,950,000, and the largest property listed in September 5020 NE 45th St has over an acre of property.
