April 2019

APRIL REAL ESTATE BLOG

As you can see from the April data spring has arrived and we have more inventory on the market than we have had thus far this year! On the one hand this is a good thing on the other hand it has increased the days on market and homes are not selling as fast. 

 One item looming out there for sellers to be aware of is that the Washington State legislature just passed a bill that will result in an increase in the current excise tax, which is the tax all sellers must pay when selling their homes. See this flyer for more information.

March 2019

MARCH REAL ESTATE BLOG

March was an encouraging month for buyers as we had 11 active listings. In comparing March of 2019 to March of 2018 the largest contrast are days on market. This March the days on market was longer resulting in fewer sold properties 2 vs. 5 in March of 2018.

This March only 2 homes sold with a median closing price of $2,257,500 vs. $1,420,000 in March of 2018. This statistic is a bit skewed as one of the two properties sold for $3,315,000 pushing the median sales price higher. 

In summary the March market was great for buyers, and when a home is priced correctly it will sell. I think sellers and agents are still figuring out where that sweet spot is. A good example is the home that sold for $3,315,000.  This home was priced at $3,150,000. Buyer’s perceived value resulting in multiple offers driving the price up by $165,000.

FEBRUARY  REAL ESTATE BLOG

February is a short month not to mention all the snow we had which, at least in the real estate world, resulted in a grinding halt. It is hard to say if this winter phenomenon adversely affected our market but I think it probably did. Only 6 active listings  5 of which were listed in February compared to February 2018 which had 9. Four sold homes this February compared to only 2 in February of 2018.  

The most interesting statistic is the Median Sales Price:

February 2018 $2,027,500

February 2019 $1,372,750

*a 32% decrease in Median Sales price

If you are thinking about listing your home and are having conversations with your Real Estate professional here are some interesting statistics from the NAR (National Association of Realtors) who shared statistics of how buyers are finding their homes:

  • Internet: 51%
  • Real Estate agent: 34%
  • Yard sign & Open houses: 8%
  • Friend, neighbor, or relative 4%
  • Seller known by buyer :1
  • Print advertising: 1%

The days of print advertising although fun to see your home in a glossy magazine is not where your potential buyer is shopping for their next home. Professional photos, videos, websites, these are where the savvy buyer will be looking.

JANUARY  REAL ESTATE BLOG

January brought mild weather, more sun and less active listings in Laurelhurst. This is a citywide trend, but let’s break it down for our neighborhood.

January 2018   4 sold homes averaging 28 days on the market

January 2019   4 sold homes averaging 70 days on the market

January 2018  3 of 4 homes sold above the list price with 1 at list price

January 2019  4 homes sold but each sold for less than their list price

Has the market changed? The above statistics indicate that things have slowed down, but median sales prices are par compared to last year. What does this mean to a potential sellers? Price conservatively and make sure your home is ready to be viewed by potential buyers. Make sure you take care of any deferred maintenance, declutter, paint if needed, and be patient.  The market has slowed down but your home will sell! We live in a very sought after neighborhood.

DECEMBER AND YEAR END REAL ESTATE BLOG

December of 2018 was very quiet with only 3 new listings and only 1 sold property. December 2017 didn’t have any new listings so this is a 300% increase from last year. The days on market have definitely increased. This trend actually started at the beginning of this summer.

Looking at the year in review 62 homes were sold in 2018, which is 2 less than 2017. Fifty of these homes  were in the Beach Club. The average sale price soared to $2,043,062 which in part can be attributed to an $11,000,000 waterfront property that sold this summer. The median housing price was up $125,000 from last year at $1,595,000.

With the volatility in the stock market the Seattle market remains strong. It will be interesting to see what happens in our first quarter of the housing market. November 2018

NOVEMBER REAL ESTATE BLOG

I hope you all had a lovely Thanksgiving and gearing up for the New Year. If you have been reading the Seattle Times you are probably all very concerned about the state of our housing market. Yes the market has changed, the good news is that we now appear to be moving into a more balanced market, Realtors and sellers all need to take a collective deep breath and remember we have had 4 years of double digit house appreciation. Note that the first half of this year had an 8.5% increase in sale prices, and then retracted in the second half for a net increase of approximately 4%. For those of you interested in stats check out Alan Pope’s website alanpope.com under Market Overview.  Alan is an Appraiser and has been in the business since 1992 so has seen many market cycles.

November 2018 saw a slowing of new listings, which is a consistent year over year trend (last November there were only 2 new listings), and only one home went pending. If your look at this years median sales price of $2,160,000 compared to last November’s median sales price of $1,419,000, Not bad!

October 2018

OCTOBER REAL ESTATE BLOG

Despite the negative real estate downturn depicted in the news, Laurelhurst has decided not to listen! This resulted in a strong October. We had 7 new listings in October, and of those 5 received offers with a few having multiple offers.

Four homes closed in October with a median sales price of $2,250,000 compared to a median sales price of $991,000 in October of 2017. Average days on market for the sold properties was only 5 days. The current city average is 17.

Laurelhurst continues to thrive, despite a bit of a slowing in the overall Seattle market. As we approach winter with our shorter days and increased precipitation it is the perfect time to declutter our homes, get our furnaces serviced, and if you have an abandoned oil tank make sure you have it decommissioned and get those records in an accessible location. You might not be thinking of moving but it is always good be be prepared 😊

SEPTEMBER REAL ESTATE BLOG

September ended up being a much busier month than August, with 4 new listings and of those, 3 went under contract in less than 8 days on the market. 8 homes sold this month, but notice that of those 8 properties all but one of them sold for at or over the listing price. This is a new market. Less multiple offers and with less homes selling over their original listing price.

My tip for the month is, if you are thinking of selling your home this fall or next spring, you need more than ever to have your market ready. In our past market buyers have just let many inspection issues slide, but that is no longer the case.  Below is a great checklist put together by Pillar to Post Home Inspections to help you prepare your home for the market.

Inspection Checklist

Exterior Items

  • Trim all vegetation 12 inches away from siding.
  • Keep earth 6 inches below/away from siding & all other wood while maintaining a gentle slope away from the home.

Roof Structure

  • Remove moss from roof. (Avoid pressure washing as this often causes more damage than good. Solutions & instructions can be found at most home improvement centers.)
  • Extend downspouts that drain above ground, 6 feet away from structure.
  • Clean gutters. (Even small amounts of debris can clog downspouts.)
  • Keep trees & branches trimmed 6 feet from roof & off power lines.

Crawl Space

  • Check for signs of rodents, repair damage & obtain pest control operator assistance.
  • Be sure all earth is covered with 6 mm black vapor barrier. (with 6″ overlaps)
  • Remove all cellulose debris large enough to be picked up by a standard garden rake.
  • All crawl space vents should be open for proper ventilation (unless freezing.)

Attic

  • Be sure all bathroom exhaust vents are still attached & lead to exterior of home.
  • Keep insulation clear of soffit vents.

Furnace

  • Gas/propane furnaces should be serviced on an annual basis. (Keep proof)

Bathrooms

  • Correct slow draining sinks & tubs. Fill sinks, then drain, & look for leaks below. Repair.

Interior

  • Clear storage from blocking electrical panels, attic & crawl space hatches, so the inspector does not have to make an extra trip back & slowing process.
  • Remove clothing from washer & dryer so inspector can test for leaks etc.
  • Keep the house clean!

AUGUST REAL ESTATE BLOG

There is just one statement to define our market in August. It basically went on vacation!  Only 2 new listings, but the good news for those homeowners is that they both received offers and are pending.

As you have been hearing in the news the market appears to have slowed down somewhat. This could be a result of many factors: buyer fatigue, an increase in interest rates, or simply that August is historically a slow month. Seller’s, buyer’s and yes even Realtors take time off during the month of August. With that said, some interesting things did happen with our market in August. First of all the typical 6-10 days on market increased with only one home going pending in less than 10 days. This a stark contrast to last year when there were 11 new listings and 5 of those went pending in 8 days or less.

Regarding the market in general only 4 homes closed in August of 2018 with a lower median sales price of $1,160,000 compared to August of 2017 with the same number of closings but a median sales price of $1,462,500. The biggest contrast is the number of homes on the market with 11 new listings in August of 2017 compared to only 2 this year.

It will be interesting to see if we see an increase in listings in September and how the market reacts.

JULY REAL ESTATE BLOG

July was a very busy month in our neighborhood with some interesting market developments. First of all for the first time in approximately 5 years we had 15 active listings in July! Across the city more properties have been coming on the market, however the market has slowed resulting in an increase in days on market and more price reductions than we have seen. In July, 9 of the 15 active listings in Laurelhurst have been on the market for greater than 17 days. This is a marked change from our spring market or, for that matter from the past few years.

Second, the number of multiple offers are decreasing and in fact many homes are not receiving offers on their review dates. What does this mean for sellers? If you are planning to list your home in the next few months I would suggest being a bit more conservative in your pricing. You need to say to yourself, if I list my home at this price and that is the offer I receive will I be satisfied?  Seller’s have become used to multiple offers driving their list price up, suddenly this is no longer the case, so I would suggest caution in pricing. The last thing a seller wants is double digit days on market. This sends a signal to potential buyers that the home is overpriced and that there is room to negotiate.

With that said the median sold price in Laurelhurst for July of 2018 was $1,720,000 compared to July of 2017 which was $1,537,500.
