SEPTEMBER  REAL ESTATE BLOG

Happy fall everyone!  The weather definitely changed in September with cooler evenings and shorter days. This change in climate did not seem to have much effect on our market with 18 active listings compared to only 7 in September of 2018. The most noticeable difference in our market is days on market.

September 2017 CDOM= 17

It seems that the urgency that we were experiencing in the past few years has been replaced by a more cautious approach by buyers. In the market we are hearing a lot of “let’s wait and see”.

This September we had a large waterfront property sell but even with that our medium sales price was $1,540,000 vs $1,463,000 in September of 2018.

I believe the take away from this data is that the market is slowing down, at least right now so seller expectations should be redefined. It may take more than 30 days for your home to sell, so be prepared so that you won’t be discouraged.

JULY REAL ESTATE BLOG

July has been an interesting month in Laurelhurst. I was just comparing my notes and statistics from July 2018 when I commented on the fact that there were more active listings in July of 2018 since 2015. Well, this July has proven to have even more active listings with a total of 19!  Last year we had 15 active listings. 

I think perhaps the most interesting fact is that our days on market year to year have almost doubled: 16 CDOM, cumulative days on the market last July, compared to 30 CDOM in 2019. Also, and slightly more concerning is that the median sales price has gone down $206,261.00. The median closing price in July 2018 was $1,726,261 vs $1,520,000 this July. It is hard to know what is driving this 12% decrease. Of the 11 homes sold in July only 3 exceeded their listing prices. It feels like buyers are being more selective and taking their time. We are also seeing offers below listing prices more frequently as buyers have more choices. With that said if you are thinking about selling your home have a professional Realtor come in and prepare a market analysis with a list of items that will help you prepare your home for the market.

JUNE REAL ESTATE BLOG

Happy end of June everyone! Interestingly enough June of 2019 and 2018 were quite similar.  The number of sold homes in 2018 was 7 and 6 in 2019. Also the median sale price was slightly less in 2018, $1,500,000 compared to this Junes median sales price of $1,524,000.  By far the biggest difference was cumulative days on market. Last June the average days on market was 37, this year it was only 15 which is excellent news.

MAY REAL ESTATE BLOG

Happy June everyone!  Well as you can see the market in Laurelhurst is very very active!  I honestly can’t remember the last time we had so many active listings. As you will note we also saw a decrease in the median sales price from last year, and have quite a few homes that are staying on the market longer than in the past few years. Seller’s beware, you can either sell or sit… Remember in the end the buyer sets the final price. If you list too high typically a savvy buyer will wait for a price reduction. If you price aggressively you might end up with multiple offers, pushing up the purchase price, and at the same time if buyer’s are competing they will waive more contingencies to make their offer appealing. This strategy is great for the seller because there isn’t any back and forth on inspections, title or other contingencies.

APRIL REAL ESTATE BLOG

As you can see from the April data spring has arrived and we have more inventory on the market than we have had thus far this year! On the one hand this is a good thing on the other hand it has increased the days on market and homes are not selling as fast. 

 One item looming out there for sellers to be aware of is that the Washington State legislature just passed a bill that will result in an increase in the current excise tax, which is the tax all sellers must pay when selling their homes. See this flyer for more information.

March 2019

MARCH REAL ESTATE BLOG

March was an encouraging month for buyers as we had 11 active listings. In comparing March of 2019 to March of 2018 the largest contrast are days on market. This March the days on market was longer resulting in fewer sold properties 2 vs. 5 in March of 2018.

This March only 2 homes sold with a median closing price of $2,257,500 vs. $1,420,000 in March of 2018. This statistic is a bit skewed as one of the two properties sold for $3,315,000 pushing the median sales price higher. 

In summary the March market was great for buyers, and when a home is priced correctly it will sell. I think sellers and agents are still figuring out where that sweet spot is. A good example is the home that sold for $3,315,000.  This home was priced at $3,150,000. Buyer’s perceived value resulting in multiple offers driving the price up by $165,000.

February 2019

FEBRUARY  REAL ESTATE BLOG

February is a short month not to mention all the snow we had which, at least in the real estate world, resulted in a grinding halt. It is hard to say if this winter phenomenon adversely affected our market but I think it probably did. Only 6 active listings  5 of which were listed in February compared to February 2018 which had 9. Four sold homes this February compared to only 2 in February of 2018.  

The most interesting statistic is the Median Sales Price:

February 2018 $2,027,500

February 2019 $1,372,750

*a 32% decrease in Median Sales price

If you are thinking about listing your home and are having conversations with your Real Estate professional here are some interesting statistics from the NAR (National Association of Realtors) who shared statistics of how buyers are finding their homes:

  • Internet: 51%
  • Real Estate agent: 34%
  • Yard sign & Open houses: 8%
  • Friend, neighbor, or relative 4%
  • Seller known by buyer :1
  • Print advertising: 1%

The days of print advertising although fun to see your home in a glossy magazine is not where your potential buyer is shopping for their next home. Professional photos, videos, websites, these are where the savvy buyer will be looking.

January 2019

JANUARY  REAL ESTATE BLOG

January brought mild weather, more sun and less active listings in Laurelhurst. This is a citywide trend, but let’s break it down for our neighborhood.

January 2018   4 sold homes averaging 28 days on the market

January 2019   4 sold homes averaging 70 days on the market

January 2018  3 of 4 homes sold above the list price with 1 at list price

January 2019  4 homes sold but each sold for less than their list price

Has the market changed? The above statistics indicate that things have slowed down, but median sales prices are par compared to last year. What does this mean to a potential sellers? Price conservatively and make sure your home is ready to be viewed by potential buyers. Make sure you take care of any deferred maintenance, declutter, paint if needed, and be patient.  The market has slowed down but your home will sell! We live in a very sought after neighborhood.

December RE Blog

DECEMBER AND YEAR END REAL ESTATE BLOG

December of 2018 was very quiet with only 3 new listings and only 1 sold property. December 2017 didn’t have any new listings so this is a 300% increase from last year. The days on market have definitely increased. This trend actually started at the beginning of this summer.

Looking at the year in review 62 homes were sold in 2018, which is 2 less than 2017. Fifty of these homes  were in the Beach Club. The average sale price soared to $2,043,062 which in part can be attributed to an $11,000,000 waterfront property that sold this summer. The median housing price was up $125,000 from last year at $1,595,000.

With the volatility in the stock market the Seattle market remains strong. It will be interesting to see what happens in our first quarter of the housing market.
