March was an encouraging month for buyers as we had 11 active listings. In comparing March of 2019 to March of 2018 the largest contrast are days on market. This March the days on market was longer resulting in fewer sold properties 2 vs. 5 in March of 2018.
This March only 2 homes sold with a median closing price of $2,257,500 vs. $1,420,000 in March of 2018. This statistic is a bit skewed as one of the two properties sold for $3,315,000 pushing the median sales price higher.
In summary the March market was great for buyers, and when a home is priced correctly it will sell. I think sellers and agents are still figuring out where that sweet spot is. A good example is the home that sold for $3,315,000. This home was priced at $3,150,000. Buyer’s perceived value resulting in multiple offers driving the price up by $165,000.
