I hope you all had a lovely Thanksgiving and gearing up for the New Year. If you have been reading the Seattle Times you are probably all very concerned about the state of our housing market. Yes the market has changed, the good news is that we now appear to be moving into a more balanced market, Realtors and sellers all need to take a collective deep breath and remember we have had 4 years of double digit house appreciation. Note that the first half of this year had an 8.5% increase in sale prices, and then retracted in the second half for a net increase of approximately 4%. For those of you interested in stats check out Alan Pope’s website alanpope.com under Market Overview. Alan is an Appraiser and has been in the business since 1992 so has seen many market cycles.
November 2018 saw a slowing of new listings, which is a consistent year over year trend (last November there were only 2 new listings), and only one home went pending. If your look at this years median sales price of $2,160,000 compared to last November’s median sales price of $1,419,000, Not bad!
