There is just one statement to define our market in August. It basically went on vacation!  Only 2 new listings, but the good news for those homeowners is that they both received offers and are pending.

As you have been hearing in the news the market appears to have slowed down somewhat. This could be a result of many factors: buyer fatigue, an increase in interest rates, or simply that August is historically a slow month. Seller’s, buyer’s and yes even Realtors take time off during the month of August. With that said, some interesting things did happen with our market in August. First of all the typical 6-10 days on market increased with only one home going pending in less than 10 days. This a stark contrast to last year when there were 11 new listings and 5 of those went pending in 8 days or less.

Regarding the market in general only 4 homes closed in August of 2018 with a lower median sales price of $1,160,000 compared to August of 2017 with the same number of closings but a median sales price of $1,462,500. The biggest contrast is the number of homes on the market with 11 new listings in August of 2017 compared to only 2 this year.

It will be interesting to see if we see an increase in listings in September and how the market reacts.
