OCTOBER REAL ESTATE BLOG

October saw 8 active listings in the neighborhood and for the first time they all exceeded $2,200,000.00. For those of us that have lived in the neighborhood for quite some time this is an amazing statistic! If you look at the sold homes in October there were only 4, with the highest priced home closing at $1,375,000 which was located behind St. Stevens Church and was originally listed for $1,175,000.    What does this mean?  Only time will tell, but of the active listings not including the 2 waterfront homes the remaining 6 homes have been on the market from 30-202 days respectively  making their combined days on market an average of 80 days, This is  a stark contrast to the average sold days on the market of 7.
